Regeneration work in East London
HIGHLIGHTS
Willmott Dixon is bringing its regeneration skills to another part of East London after it was appointed by Be First, Barking and Dagenham Council’s regeneration company, to its delivery framework to transform the east side of the 1960s Gascoigne estate into a modern, environmentally friendly community.
We have completed the demolition phase on the East side of Gascoigne estate and has now commenced construction of the first section of the regeneration work known as C1, which comprises of 52 homes and extensive infrastructure.
Our team are also working on the design and procurement of the remaining 474 homes contained within a further 9 proposed blocks. The proposed tenure split will be 65% affordable rent or shared ownership and 35% for private sale.
A key aspect of this development will be its sustainable and cycle-friendly credentials, with a targeted 40 per cent cut in CO2 emissions from energy produced by the homes against what normally would be expected by Building Regulation thanks to an array of rooftop photovoltaic cells and connection to the district heating system. There are also plans for over 1,000 cycle parking spaces.
The redevelopment of Gascoigne estate is part of a wider strategy to create a sense of ‘place’ for the area that includes attractive, tree-lined public spaces and the 5,000 square metre Gascoigne Square park filled with public art and striking designs in a mixture of traditional and modern styles.
