The delivery of 242 apartments and a Hampton by Hilton hotel in Rochdale town centre

We have worked with Rochdale Development Agency on behalf of Rochdale Borough Council for another large regeneration that has seen the delivery of a Hampton by Hilton hotel and soon to be completed 242 apartments in the town centre.

Procured using the Procurement Hub framework, the Rochdale community is at the heart of the project. The scheme has engaged more than 1,300 young people in the Rochdale borough and created 390 weeks of apprenticeships. In total, 50 per cent of the project spend was invested with businesses based within 20 miles of the site.

The Hampton by Hilton hotel is being operated by one of the UK’s leading hotel management companies, Legacy Hotels & Resorts and was officially opened in September 2023. The new hotel features 146 modern rooms, a state-of-the-art fitness centre and stylish lobby.

The delivery of 242 high-quality residential apartments is set to complete soon, and will be operated by Manchester-based Livingway.

The Upperbanks site is next to the Rochdale retail and leisure development that Willmott Dixon completed in 2020 and is now over 90 per cent let. The scheme boasts a number of major retail names, including H&M, M&S and River Island, alongside leisure operators, including Nandos, Loaded Burgers and Reel Cinema.

Councillor Danny Meredith, cabinet member for housing and regeneration at Rochdale Borough Council, said:

“Bringing a huge global name like Hampton by Hilton to Rochdale for the first time is another major step forward in our ongoing regeneration programme and demonstrates the level of high-quality development that is being created here. The hotel looks incredible and it’s a really strong addition to Rochdale’s rapidly changing town centre.
"In terms of geography, connectivity and ambition, Rochdale is perfectly positioned to use the general growth of Greater Manchester as a springboard to enhance the borough by having a full live, work, play offering.
"The council, alongside Willmott Dixon, has created a great scheme, and we can’t wait to welcome residents to the building and provide them with the full Livingway rental experience.”
