The Role

BeHere Holding LLP, a Willmott Dixon Company, is seeking a Development Project Manager to oversee the delivery of a residential urban regeneration project in East London. The ideal candidate will manage various project management responsibilities, particularly focusing on technical and process components. This role is suitable for individuals with experience in development project management (particularly for regeneration projects) and ideally some construction operations experience/exposure. We use offices at the site itself in Poplar, our fantastic new office space opposite the Old Bailey, and an office in Victoria. This is a hybrid role home/office.


Key Responsibilities:


Project Support: Assist the Project Director and Development Director in delivering Development Management Services to the Joint Venture Partnership and contribute to the site-wide infrastructure strategy.


Consultant Management: Develop the Consultant Strategy for each phase, procure and manage the external consultant team, and oversee the RIBA Stage 2 and 3 design process, including planning applications.


Procurement: Manage commercial fit-out activities and execute the delivery and procurement strategy.


Programme Management: Ensure project timelines align with business plan targets and that design and planning documents comply with current regulations.


Legal Agreements: Understand legal documents, ensure compliance with the Project Agreement, and negotiate amendments to the s106 Agreement and planning conditions.


Budget Management: Collaborate with the development and finance teams to prepare and monitor financial appraisals, manage budgets, and oversee cash flow and invoice approvals.


Risk Management: Oversee project delivery, including risk mitigation and reporting.
Information Management: Maintain document accessibility and ensure an audit trail for key documents, managing systems and processes for timely delivery.


Reporting and Governance: Manages the various formal and informal reporting and governance requirements. Feed into the content for reporting on project status, financials, risk and opportunities etc.


Communication: Support community engagement and liaise with stakeholders to foster project support.


Development Strategies: Feed into the Residential Amenity Strategy, Meanwhile Use Strategy, Community Engagement, and Placemaking Strategies, and deliver the Commercial Letting Plan.

The Project

Aberfeldy Village is an ambitious mixed-use urban regeneration project in Poplar,  East London. Over the past decade, we have successfully delivered 901 homes, a public park, community facilities, and retail spaces. The future phases over the next 15 years will create an additional 1,500 homes and essential infrastructure improvements, we are committed to transforming the local area and enhancing community benefits.


Phase 4 of the masterplan for Aberfeldy Village has received Planning Consent. The Development Manager is providing the Development Management Services to the JV and this role is a key part of the team delivering those services. In summary the services comprise administrative, corporate, financial, sales and marketing and development project management services to the JV to enable it to carry out the Development of Aberfeldy Village in accordance with the Project Agreement.

Essential and Desirable Criteria

The Ideal Candidate:


Experience & Qualifications: Proven track record in residential-led developments and project management, with an understanding of the UK planning process. Degree-level education or equivalent experience is required. Experience working on medium and large mixed-use developments. RICS Member or APC underway - preferred but not essential
