Regeneration specialist appointed for £135m estate renewal

Willmott Dixon has been appointed by Be First to deliver the next segments for Phase 2 in the regeneration of Gascoigne estate’s east side in Barking.

Known as ‘E2’, ‘F1’ and ‘F2’, the combined development is worth £135 million and will create 382 new homes, including 57% affordable, as well as providing public realm open space.

In the case of ‘E2’, this will see 159 homes constructed as part of the regeneration of Gascoigne East. The £56 million development will connect four blocks, with a courtyard situated between. The £79 million development of ‘F1’ and ‘F2’ provides a further 223 homes across five blocks, as well as public realm space and infrastructure for residents.

Willmott Dixon was appointed by Be First, Barking and Dagenham Council’s regeneration company, to its delivery framework in 2019 to help transform the east side of the 1960s Gascoigne estate into a modern, environmentally friendly community. As part of Phase 2, the company is currently constructing the £22m ‘C1’ block which comprises of 52 affordable homes and extensive infrastructure.

A key aspect of the development will be its sustainable and cycle-friendly credentials, with a targeted 40 per cent cut in CO2 emissions from energy produced by the homes against what normally would be expected by Building Regulation, thanks to an array of rooftop photovoltaic cells and connection to the district heating system. There are also plans for over 1,000 cycle parking spaces.

The redevelopment of Gascoigne estate is part of a wider strategy to create a sense of ‘place’ for the area that includes attractive, tree-lined public spaces and the 5,000 square metre Gascoigne Square park.

Willmott Dixon has been working with Barking and Dagenham College to secure a future pipeline of talent as part of its commitment to employ local people and provide opportunities for those wanting to work within construction. It has also teamed up with the Department for Work and Pensions to hold virtual mentoring circles within the local borough, helping unemployed residents learn about personal branding, interview skills and CV guidance and advice.
